The 15 year horizon

So, is there a secret to real estate investing?  

While clearly, price & type of real estate are important, your time frame is 10 times more important. Yes,  of all the wisdom I write about, my 15 year rule is THE MOST IMPORTANT, and I followed my advice in Punta Malibu. .

1. In 15 years, the economy will go through both Bear and Bull markets.
2. The Fed will raise and decrease interest rates.
3. Inflation will run its course.
4, Land and material costs will drastically rise.

Owning a property for shorter periods like 5-7 years may only expose you to just one cycle of the economy. To see real gains, you must be patient, and hold for a minimum of 15 years…

There are 2 components you must be aware of:

* ROI Income: This is the hard part. This is where promoters will promise you the moon, but in real estate, the REAL gains come from inflation and land appreciation.
.
* long term appreciation: This is the sweet part.  This is the part where you just wake up one day, only to discover your property is now worth twice what you paid for.
.
Sadly, some investors evaluate real estate based on “ROI income”, while unaware that the real gain comes from holding on to real estate.

In Punta Malibu, I followed my own advice.
* I bought my titled lots.
* I designed the units as Townhouses.
* I set up each unit with its own individual meters.
* So far it keeps going up each year.
